Meanwhile, current listings show a wider range — asking prices span roughly $85,000 to $795,000, with a median list price closer to $225,000 — so there's real separation between what sellers are asking and what homes are actually closing for. That gap is exactly where a good local strategy (pricing right from day one) makes the difference between 31 days on market and 90+.

It's also worth noting: about 89 homes have sold in Sayre over the past 12 months, which for a small borough like ours is a healthy, steady clip — not a frenzy, not a freeze.

A well-priced home in good condition is unlikely to sit — especially anything move-in ready near Robert Packer Hospital or within walking distance of downtown.
