If you've just accepted a position with the Guthrie Healthcare System — whether at Robert Packer Hospital in Sayre or one of Guthrie's regional clinics — congratulations! You're about to become part of one of the busiest healthcare hubs in the Twin Tiers. 1. Know the Neighborhood Before You House-Hunt

Robert Packer Hospital sits right at One Guthrie Square in Sayre, PA 18840, in the heart of the Penn-York Valley — a cluster of four connected communities where the Chemung and Susquehanna Rivers meet. Most Guthrie employees end up choosing between:

  • Sayre Borough — walkable to the hospital, historic railroad-town charm, home to Howard Elmer Park and the riverside Diahoga Trail.
  • Athens Borough & Athens Township — a few minutes south, more small-town residential streets and larger lots.
  • South Waverly, PA and Waverly, NY — just across the state line, popular for buyers who want New York schools or a short commute with a change of scenery.

Each pocket of the Valley has a slightly different feel, price point, and commute time to the hospital, so it's worth touring more than one before you decide.

2. Understand Where You'll Actually Be Working

Guthrie isn't just Robert Packer Hospital — the system includes clinics and specialty centers throughout Bradford County and into New York. Before you house-hunt, confirm your specific work site so we can map out realistic commute times. A home five minutes from Robert Packer might be a 20-25 minute drive to a Guthrie clinic in Towanda or Corning.

3. Check the School District (If You Have Kids)

Homes inside Sayre Borough and South Waverly Borough fall within the Sayre Area School District, which runs Sayre Area Jr/Sr High School and H. Austin Snyder Elementary. Move a few streets over into Athens Township or across the river into New York, and you'll land in a different district entirely. This is one of the very first things I check for relocating families, since school boundaries here don't always follow the lines you'd expect.

4. Factor In the PA/NY Border

Because Sayre sits right against the New York state line, some Guthrie employees choose to live in Waverly, NY instead of staying in Pennsylvania. Before you decide, compare:

  • Pennsylvania vs. New York income and property tax structures
  • School district ratings and offerings on each side of the border
  • PA vs. NY closing costs and transfer taxes, which differ significantly

5. Get a Handle on Commute & Travel Logistics

Sayre is rural, so plan around these local realities:

  • The nearest commercial airport is Elmira Corning Regional Airport (ELM), about a 30-minute drive northwest — handy for out-of-town family visits or business travel.
  • US Route 220 and Route 17/Interstate 86 are the main arteries connecting Sayre to Elmira, Corning, Binghamton, and Scranton/Wilkes-Barre.
  • Public transit is limited, so most residents plan on driving — factor a second vehicle into your relocation budget if your household doesn't already have one.

Depending on which neighborhood you choose, your new home may be on public water and sewer (typical in Sayre and Athens boroughs) or on a private well and septic system (more common in outlying townships). Once you have an address, set up:

  • Electric, gas, water/sewer through Sayre Borough or your township office (start at sayreborough.org for Borough services)
  • Internet and cable — availability varies by street in rural pockets of the Valley, so confirm before closing if remote work flexibility matters to you
  • Trash/recycling pickup, which is typically municipal in the boroughs and contracted in the townships
