Home Prices in the Valley Just Jumped Nearly 15% — Here's What That Means for You

If you've been keeping an eye on the local real estate market, you already know something's shifting. New numbers out this spring confirm what many of us have been seeing on the ground here in the Penn-York Valley: home values are climbing fast, inventory is tight, and homes are moving quicker than they have in years.

Here's what the data shows — and what it means whether you're thinking about selling, buying, or just curious what your home might be worth today.

The Numbers: A Market on the Move

According to Redfin's Bradford County market data, the median sale price across the county reached $229,312 as of May 2026 — up 14.7% compared to the same time last year. That's a significant jump in a single year, and it's a strong signal of just how much demand is outpacing supply right now.

Here in Sayre specifically, Realtytrac's local market snapshot shows a median list price around $185,000 — but with only 36 active listings in the entire 18840 zip code. That's an incredibly tight supply for a town this size, and it's exactly why well-priced homes are getting snapped up quickly.

Case in point: a 3-bedroom home on Lynch St here in Sayre recently sold for 8% over asking price in just five days on the market. That's not a fluke — it's a pattern we're seeing repeat across the Valley this year.

What This Means If You're Thinking About Selling

If you've been on the fence about listing your home, this is about as favorable a market as sellers have seen in a while. Low inventory means less competition from other sellers, and rising prices mean your equity has likely grown more than you realize — even over just the past twelve months.

Homes that are priced right and show well are moving fast, often with multiple offers. If you're curious what your specific home might be worth in today's market, that's a conversation worth having now rather than waiting.

What This Means If You're Thinking About Buying

For buyers, this market takes more strategy. With inventory this tight, homes are moving quickly and often above asking price, so being pre-approved and ready to move fast matters more than ever. Waiting on the sidelines for prices to soften isn't paying off the way it might have in past years — the data suggests the opposite is happening.

The good news: the Valley still offers strong value compared to many other parts of the Northeast, especially for buyers coming from higher-cost areas like the Southern Tier of New York.

Bottom Line

Whether you're buying, selling, or just keeping tabs on your investment, the Valley's real estate market is clearly in motion. Rising prices, low inventory, and fast sales are the story of 2026 so far — and that story is likely to keep unfolding through the rest of the year.

If you'd like to know what your home is worth today, or want a personalized look at what's available in your price range, I'm happy to help you make sense of it all.
