If you’ve been watching homes come on the market in Sayre, Athens, Waverly, and the surrounding Twin Tiers, you’ve probably noticed something interesting: some homes sell quickly, sometimes even with multiple offers… while others sit. And sit. And sit some more.

It’s easy to blame “the market,” interest rates, or the time of year. But after walking buyers through dozens of homes locally, one thing is clear — today’s buyers are walking away from very specific issues. And most sellers don’t realize those issues until it’s too late.

Here’s what buyers in our local market are actually saying no to — and why it matters if you’re thinking about selling.


1. Deferred Maintenance (Buyers See It Instantly)

In older Valley homes — which we have plenty of — buyers expect charm. What they don’t expect is a growing to-do list the minute they walk in. Peeling paint, worn roofs, aging furnaces, outdated electrical panels, and obvious water concerns are instant red flags.

Buyers aren’t scared of old houses. They’re scared of surprises. And when inspections start flashing warning signs, many simply move on to the next showing.


2. Overpricing “Because My Neighbor Got That”

Pricing based on what a neighbor sold for — without accounting for condition, updates, layout, or timing — is one of the fastest ways to lose buyer interest in Sayre, Athens, and Waverly.

Today’s buyers are educated. They’re watching listings on Zillow, Realtor.com, and Homes.com daily. They know when a home is overpriced, and instead of negotiating, many simply skip it. The first two weeks on the market matter more than ever, and price corrections later rarely make the same impact as starting right.


3. Layouts That Don’t Fit How People Live Today

Formal dining rooms nobody uses. Tiny kitchens closed off from the rest of the house. Laundry in a dark basement with steep stairs.

These layouts were normal years ago, but today’s buyers — especially first-timers and downsizers — want spaces that work for everyday living. That doesn’t mean every home has to be open concept, but functionality matters more now than ever.


4. “Fixer-Upper” Pricing Without Fixer-Upper Appeal

There’s a big difference between a home with potential and a home that needs everything. Buyers in our area are still willing to do projects — but only when the price reflects it clearly.

What they’re walking away from are homes priced like they’re move-in ready, but marketed as “bring your vision.” If buyers can’t see immediate value, they’re not sticking around to imagine it.


5. Ignoring First Impressions

Curb appeal still matters — even in winter. Buyers often decide how they feel about a home before they walk through the front door. Overgrown landscaping, cluttered porches, poor lighting, or neglected entryways create hesitation that’s hard to undo once it’s there.

Inside matters, but first impressions still set the tone.

Homes in the Valley are selling — but the ones that do best are priced correctly, presented thoughtfully, and positioned strategically from day one. The market hasn’t disappeared. Buyers haven’t disappeared. What’s disappeared is patience for homes that feel like too much work for the price.
