The #1 Regret Sellers in Sayre, Athens & Waverly Have When They Skip an Agent

Every year, I talk to homeowners across Sayre, Athens, and Waverly who thought selling on their own would be simple. They had a plan, a price in mind, and maybe even a Zillow estimate taped to the fridge.

And later? One regret keeps coming up again and again.

According to data from the National Association of Realtors, the number one regret sellers have when they don’t use an agent is pricing their home incorrectly.

Not paperwork.
Not showings.
Not marketing.

Price.

And in today’s local market, that mistake can cost real money.

Why Pricing Is Harder Than It Looks (Especially Right Now)

Pricing a home isn’t about picking a number you hope works. It’s about understanding what buyers are actually willing to pay this month, not last year.

Here in places like Sayre, Athens, and Waverly, pricing depends on things online estimates don’t fully grasp:

  • What similar homes actually sold for (not what they were listed at)

  • How much competition is on the market this week

  • Whether buyers are picky or aggressive right now

  • Your home’s condition compared to nearby options

  • How desirable your specific neighborhood is

That context matters. Miss it, and pricing goes sideways fast.

Overpricing Isn’t a Small Oops — It Snowballs

When a home is overpriced, buyers don’t negotiate — they scroll past it.

That leads to:

  • Fewer showings

  • Fewer offers

  • Longer time on market

  • Eventually… a price reduction

And here’s the kicker: once a home sits too long, buyers start wondering what’s wrong with it.

The same National Association of Realtors data shows 59% of homes sold without an agent had to reduce their price at least once. That’s not strategy — that’s damage control.

The Part Most Sellers Don’t See Coming

Price cuts don’t always fix the problem.

Instead of attracting strong buyers, they often bring in bargain hunters who think they have leverage. By the time the home sells, many owners net less than if they’d priced it right from day one.

In fact, NAR reports that homes sold with an agent sell for nearly 8% more than those sold without one.

That’s not magic.
That’s experience.

The Real Lesson for Valley Sellers

Selling without an agent might feel like saving money — until the final numbers prove otherwise.

The biggest risk isn’t the paperwork or the time.
It’s getting the price wrong and never fully recovering.

If you’re even thinking about selling in the Valley, the smartest first step is a realistic pricing conversation based on local data, not national averages or wishful thinking.

A little clarity upfront can save you a lot of regret later.
