A lot of would-be buyers aren’t sitting on the sidelines because they don’t want to own — they’re waiting because they think they can’t. And most of the time, that hesitation comes down to one stubborn myth about credit scores.
According to a recent Bankrate survey, 42% of Americans believe you need excellent credit to qualify for a mortgage. That belief stops people before they ever talk to a lender, an agent, or even look seriously at homes in the Valley market. The truth? That assumption is often flat-out wrong.
Yes, today’s typical buyer has strong credit. Data from the Federal Reserve Bank of New York shows the median credit score for recent buyers is around 775. But here’s the key detail most headlines skip: that’s not the minimum required. Recent data shows about 10% of buyers purchased homes with scores around the low-to-mid 600s. Some higher, some lower — but clearly not “perfect.”

Even FICO itself confirms there’s no universal magic number. Each lender sets their own guidelines based on risk, loan type, income, debt, and overall financial picture. Translation? A credit score alone doesn’t decide your fate. It’s just one piece of the puzzle.
This matters even more locally. In the Valley real estate market, we still see opportunities for first-time buyers, downsizers, and renters ready to make the jump — especially when they’re working with a local lender who understands regional pricing, taxes, and loan programs. A quick conversation can reveal options you didn’t realize were on the table, or a simple game plan to get you there sooner than you think.
