❄️ Is Winter 2026 Finally the Season Buyers Get Their Groove Back in the Valley?

 

Winter in the Valley has a reputation for being a little slow… unless we’re talking about real estate in Waverly, Sayre, and Athens. Then the season can surprise you. And this year? The early signs are pointing to buyers shaking off the hesitation they’ve had the last couple of years — and stepping back into the market with confidence.

Here’s what I’m seeing on the ground, right here in 14892, 18840, and 18810.


🔹 Showing Activity Is Picking Up Earlier Than Usual

Historically, winter traffic slows down — snow, holidays, end-of-year chaos, you know the drill. But this season, showings across the Valley have started ramping up earlier, especially around popular neighborhoods like:

  • Waverly School District homes (14892)

  • Athens Borough and Athens Township (18810)

  • Sayre and South Waverly near the Guthrie Campus (18840)

Buyers who sat out 2024 and part of 2025 are reemerging — and many of them are relocating for new positions at Guthrie Robert Packer Hospital or coming in from higher-cost areas like the Southern Tier or Northern PA.


🔹 More Sellers Are Listing — But Not Enough to Flood the Market

We’re finally seeing more homeowners feeling confident enough to list, especially in pockets like North Waverly, East Athens, and the neighborhoods between the high school and Broad Street.

But let’s be honest: we’re still nowhere near “too much inventory.”
That’s why homes that are updated, clean, and well-priced (think Ranch homes, 2-stories with acreage, and anything with a good garage) are still drawing strong attention.


🔹 Today's Buyers Are Focused — Not Browsing

Everyone loves a looky-loo, but this winter’s buyers? They’re serious.

They know rates have stabilized. They know Valley inventory is limited. And they know waiting until spring means competing with every other buyer within 20 miles.

I’m seeing motivated locals, first-time buyers leaning on lenders like MyCityLending / MyCityMortgage, and out-of-area buyers ready to move fast if the right property pops up.


🔹 Homes Near Schools and Guthrie Are Leading the Charge

No surprise here. If your home is:

  • in the Waverly School District

  • near Athens Area High School

  • within a few minutes of downtown Sayre or the hospital

…it’s at the top of winter buyers’ wish lists.

Buyers relocating for work don’t care if it’s December, February, or July — they just need a solid home and a good location.


🔹 So… Is Winter 2026 the Season Buyers Get Their Groove Back?

Short answer: Yes. And they’ve started warming up even faster than the weather.

We’re seeing more showings, more motivated buyers, and more realistic sellers — all signs of a healthier, more balanced market heading into the new year.

If you’re thinking about making a move — buyer or seller — winter is not the off-season anymore. Not in the Valley.
