3. Divorce
Life changes aren’t always easy, but they often require a new home — sometimes two. I’ve helped plenty of local families navigate this transition with grace and privacy.
4. Downsizing
Kids out of the house? Many locals are ditching the stairs, mowing less lawn, and opting for easier living in ranch homes near the Guthrie campus or Athens Borough.
5. Death
Losing a loved one often reshapes priorities. For many, it means moving closer to family — or finally making a long-overdue lifestyle shift.
No matter which one hits your situation, these are real reasons to move — and they have nothing to do with rate sheets.

Realtor.com reports that almost 2 in 3 potential sellers have been thinking about moving for a year or more. A whole year pushing off a life change because of a number on a mortgage statement.
