Momentum is quietly (but steadily) building across Sayre (18840), Athens (18810), Waverly (14892), and the surrounding Valley communities — the places I proudly serve every day.

No, we’re not talking about a wild surge. But we are seeing a meaningful shift that could set up a stronger 2026. Here’s what’s driving the comeback locally and nationally.


1. Mortgage Rates Have Been Coming Down

Mortgage rates are still bouncing around — nothing new there — but the overall trend has been downward throughout 2025. And for buyers in our Valley market, that’s huge.

“On a median-priced home, this could allow a homebuyer to save thousands annually compared to earlier this year, showing that affordability is slowly improving.”

Here’s what this means for folks shopping in Sayre, Athens, and Waverly:

  • Improved affordability is drawing buyers back into the marketplace

  • Even a slight drop in rates can open doors to neighborhoods buyers couldn’t reach earlier this year

Case in point: Redfin shows that a buyer working with a $3,000 monthly budget can now afford about $25,000 more home than they could last year. That’s not pocket change — that’s the difference between settling and loving where you land.


2. More Homeowners Are Ready To Sell

Remember the “I’m-never-giving-up-my-2.99%-mortgage” crowd? They’re still around — but not in the numbers we saw in 2023–2024.

Why?

  • Rates have slid enough to soften the “lock-in effect.”

  • Our local Valley sellers are realizing they can move without taking a financial beating.

Inventory across the U.S. has picked up dramatically, and Realtor.com reports that we’re nearing inventory levels not seen in six years. Here in the Valley, that’s translating into:

  • More homes hitting the market across Sayre, Athens, Waverly, Barton & Elmira Heights

  • Better variety for buyers (finally!)

  • A shift toward a more balanced market

Buyers haven’t had this many options in quite a while — and it’s showing in showing-request activity.

With more choices and slightly better affordability, buyers are slowly but surely jumping back in.

Economists from Fannie Mae, MBA, and NAR all forecast moderate sales growth as we head into 2026. Translation? The market recovery is real — slow, steady, and finally moving in the right direction.
