Why Home Prices Aren’t Actually Flat in the Sayre–Athens–Waverly Market

 

You’ve probably seen the headlines lately saying home prices are flat. Sounds simple enough, right? Except it’s not true — at least not here. Real estate isn’t a one-size-fits-all story, and what’s happening nationally doesn’t always reflect what’s going on in our corner of Pennsylvania and New York.

What the Data Really Means

Across the country, housing prices have slowed from the wild climb we saw between 2020 and 2022. But calling them “flat” is misleading. In reality, prices are all over the map.
Recent data from ResiClub and Zillow shows about half of the 50 largest metro areas are still seeing prices inch higher, while the other half are dipping slightly. When you average that out, it looks “flat” on paper — but the story on the ground is totally different.

And here’s the key factor: inventory.
According to Harvard’s Joint Center for Housing Studies, areas with plenty of homes for sale are seeing prices level off or dip, while markets still starved for listings are watching values continue to rise. Here in the Valley, we’re still seeing limited inventory, which is keeping prices steady or even pushing them a little higher.

If You’re Buying

Whether prices are up or easing off depends on your zip code. That’s why buyers need to know the local trend:

  • In areas where prices are still climbing, waiting could mean paying more later.

  • In spots where prices are softening, you might gain negotiating power for repairs or closing cost help.

Either way, the smartest move is understanding your local market before you jump in.

If You’re Selling

Local trends matter just as much for sellers:

  • In markets where prices are still strong, you may not need to negotiate much to get top dollar.

  • But if prices are easing in your neighborhood, proper pricing from the start (and a little flexibility) is what gets homes sold — not wishful thinking.

Bottom line: a realistic price paired with the right marketing strategy is what moves homes, no matter what the national headlines say.

The Real Story Is Local

National reports can give you the big picture, but your real estate reality is local. Anthony Smith, Senior Economist at Realtor.com, said it best:

“While national prices continued to climb, local market conditions have become increasingly fragmented… This regional divide is expected to continue influencing price dynamics.”

Translation? What’s true in Phoenix or Austin might have nothing to do with what’s happening in Sayre, Athens, or Waverly.

So before you believe what the national media says about “flat” prices, talk to someone who actually works your market every day.
