Before 2020, a healthy local market meant homes in Athens or Sayre averaged 30–60 days on the market, and buyers could take a weekend to think before writing an offer. We’re finally back to that kind of pace.

It’s not a buyer’s market yet, but it’s not the frenzy it was either.
And if you’re looking in Waverly NY, where inventory is still a bit tighter, you still have options — from classic in-town colonials to homes on the outskirts with room for a garden or chickens.
